Overview:

The primary responsibility of this position is to ensure the proper funding and loan boarding of residential mortgage loans (FHA, FNMA, FHLMC, VA, Conventional Portfolio ) in accordance with company and investor guidelines. This will include the efficient use of our technology systems to apply the proper funding procedures for all types of mortgages. Successful candidates will be able to rely on their experience and judgment to plan and accomplish the following essential duties and responsibilities.

Principal Duties & Responsibilities:

  • Requests and follow-up on title work for closing Attorney's/Agents.
  • Confirm Closing Attorney's/Agents are validated through Secure Insight.
  • Ensure accuracy of wire instructions.
  • Initiate or reviews funding and wire transfers as required.
  • Ensures the proper and timely funding of all loans, including the boarding of all loans to sub-servicer.
  • Interfaces with escrow agents to ensure firm closing dates and accurate completion of loan files.
  • Review all funding documents to ensure all funding requirements are met.
  • Auto-assigns closing packages into loan system.
  • Adheres to bank’s residential loan procedures and investor’s loan and documentation policies and guidelines.
  • Reconcile loans that have not funded and retrieve funds from closing agent.
  • Meet established productivity levels and turnaround times as set by Operations Manager.
  • Ensure all original closing documentation is received and reviewed in a timely manner in order to ensure the saleability and insurability of the loan, includes follow-up on final documents for collateral (Title Policy, original Recorded Mortgage, etc).
  • Quality control review of all closing documentation to ensure they are accurate, properly signed and notarized as required.
  • Identify document deficiencies and promptly re-mediate with the appropriate internal/external parties.
  • Performs pre-funding an/or post-closing reviews and verification of loan funding documents.
  • Audit and review Final CD’s for accuracy and compliance with TRID.
  • Reconcile within the loan origination system.
  • Verify seller and lender credits, funds on deposit, payoff of debt (if applicable) and ensure borrower has met minimum investment requirements (if applicable). Issue Post Closing Corrective CD's as required.
  • Communicate proactively with all parties involved in the loan closing transaction to avoid and/or resolve problems or issues prior or at closing.
  • Work with Post-Closing departments and staff to cure any document deficiencies.
  • Review HMDA data for accuracy.
  • Reconcile Vendor Invoices.
  • Assists with mortgage loan closing process by reviewing loan documents for compliance, completeness and accuracy.
  • Maintains the highest level of confidentiality with all information obtained.
  • Perform as a team member in allocating and coordinating the work flow.
  • Comply with all department and company policies, procedures and regulations.
  • Be well organized and pay close attention to details.
  • Perform various additional tasks as assigned.

Qualifications:
  • 2-4 years recent work experience includes two or more years experience as a Funder for Conventional, FHA and VA loans, with at least one year experience funding FHA loans.
  • Prior work experience may also include positions closing loans.
  • General knowledge of loan documentation and closing review.
  • Knowledge of RESPA-TILA regulations (TRID), collateral control, compliance and secondary markets.
  • Familiar with the bank’s regulatory guidelines for consumer and residential lending.
  • Able to manage high volume of activity and maintain production goals.
  • Good oral and written communications and organizational skills.
  • Able to work in a team environment.
  • Encompass software knowledge preferred, Excel and Word. Industry related education a plus.
  • Exercise sound judgment in executing core job responsibilities

Education:
  • High School Diploma or GED equivalent Required
  • Bachelor's Degree in Business, Real Estate, or related field Preferred
