Overview:
The Post Closer Residential role is responsible for booking all residential mortgage loans, auditing each loan file for accuracy, and ensuring timely delivery of loan collateral and final documentation to investors. The role includes delivering loan commitments to secondary market investors and ensuring accurate gain/loss reporting for all loans sold. The role is also responsible for ensuring the loan delivery system is properly mapped to all investors to minimize reconciliation items that may delay funding or result in audit findings. Additional responsibilities include final document reconciliation and coordination with internal mortgage loan team members and investors to support the timely purchase of loans.
Principal Duties & Responsibilities:
  • Monitor incoming pipeline of closed loan production and track delivery to investors.
  • Review closing packages to determine booking requirements and provide booking data to loan operations.
  • Perform custodial tasks related to collateral handling, including receipt logging, secure storage, and delivery to investors.
  • Monitor daily shipping and investor delivery reports to confirm loan files are sent within lock commitment timelines.
  • Review loan documents for accuracy, proper execution, and fulfillment of investor conditions.
  • Stack and scan closing packages into Encompass.
  • Save and upload loan files to investor portals.
  • Enter required data into government agency websites for FHA, VA, and USDA loans, including insurance processing.
  • Pay VA funding fees and FHA mortgage insurance through agency portals within required timeframes.
  • Deliver FHA Case Binders and resolve Notices of Return (NORs) as needed.
  • Coordinate with external QC provider to submit loan lists for sampling and forward selected files for review.
  • Reconcile purchase advices and lock confirmations; collaborate with secondary marketing to resolve discrepancies.
  • Audit original recorded mortgages and final title policies for completeness and accuracy.
  • Research and correct identified exceptions; follow up to ensure resolution.
  • Monitor reports to track outstanding recorded mortgages and title policies.
  • Ship original recorded mortgages and title policies to document custodian or investor.
  • Prepare accurate shipping manifests and maintain delivery records.
  • Follow established procedures and report any inconsistencies or inefficiencies to the appropriate team or manager.

Qualifications:
  • 2-4 years of experience in the mortgage industry, specializing in government-insured loans and post-closing processes.
  • Strong understanding of the mortgage process from origination through post-closing.
  • Essential knowledge of mortgage industry concepts, practices, and procedures, as well as mortgage loan documentation and government insuring processes is a must.
  • This individual should have underwriting or significant processing experience.
  • Ability to serve as the primary point of contact to resolve and escalate issues using effective problem-solving skills.
  • Experience with conventional, FHA, VA, and GSE delivery required.
  • Demonstrated ability to prioritize tasks and manage time efficiently.
  • Strong work ethic with solid analytical, organizational, and problem-solving abilities.

Education:
  • High School Diploma or GED equivalent or an equivalent combination of education and relevant professional experience may be considered in lieu of a degree.
